That is a real and relevant record. Grade-A campuses for corporate occupiers demand structural engineering, services coordination and delivery to a date, and those disciplines carry over to a residential tower.
Homes are the newer chapter. The group's timeline puts its "foray - residential" in 2024, with LivingTree at Bagalur as the flagship - 1,600-plus units in Phase 1, 90% of them sold. That is the whole residential history so far, which is worth weighing against the commercial record above.

How to read this before you buy
The commercial pedigree is genuine but not the same test. An office campus is handed to one sophisticated tenant with a facilities team. A residential tower is handed to 180 households who will live with the snagging, the water pressure, the lift waiting times and the maintenance contract for decades. That is a different discipline, and this group has not yet been judged on it at scale.
Check the promoter entity, not the brand. LivingTree is registered to Kalyani Tech Park Private Limited, not to anything named "Kalyani Developers". That is routine in Indian real estate, but it means the entity taking your money may not be the entity whose track record you are relying on. Ask which company will sign your agreement.
Read LivingTree's filings, then visit it. Its K-RERA quarterly returns state booked units, money collected and construction progress in the developer's own filed words. Between those returns and a site visit, you can form a far better view of delivery quality than any brochure statistic supports.
