No price list. No rate per square foot. No cost sheet, and no payment plan. Not a rounded figure, not an indicative one - Kalyani has published nothing for these homes. KNS District 30 is useful for the affordability lens because the real decision usually comes down to all-in cost, payment schedule, floor preference, and how much contingency the buyer keeps aside.

That matters more than it sounds, because pre-launch pages routinely fill the gap with a market estimate and lay it out in a table that looks like a quote. Any rupee figure you see for this project - here or anywhere else - is somebody's guess until the developer publishes one.

Why no price can be quoted yet

Two things are knowable and worth having ready.

The statutory add-ons. In Karnataka you pay 5% stamp duty and a 2% registration fee on the agreement value, so 7% in government charges. On an under-construction purchase, GST adds 5% with no input credit. Then legal and documentation, Khata transfer, utility and deposit charges, and a maintenance corpus that is usually quoted per square foot for a fixed period. The areas you would be pricing. The four published plates are 2,163 and 2,165 sq.ft for the three-bedroom homes and 2,782 and 3,431 sq.ft for the four-bedroom homes, all super built-up. If someone quotes you a number

Ask where it came from. A genuine quote at this stage would have to be accompanied by a K-RERA registration number, and you can verify that number yourself on the Karnataka RERA project register in under a minute. If there is no number, the quote has no standing, whatever the letterhead.

Be especially careful with requests for a token, a booking amount or an "expression of interest" cheque before registration. Money paid pre-registration sits outside the escrow mechanism RERA creates, the allotment carries no statutory protection, and if the scheme changes shape - the unit count, the mix, the site area - you have a civil claim rather than a regulatory remedy.
